Scope: Sound Transit is requesting proposals to select a Qualified Entity and its Master Development Team to implement a Transit-Oriented Development Project (TOD Project) at the Spring District/120th Station and Operations and Maintenance Facility East (OMF East) in Bellevue, WA. Through this competitive process, Sound Transit is making an approximately 6.88 acre Property (Property or Site) located at 1601 120th Ave NE in Bellevue, Washington available to Qualified Entities and their Master Development Team. Portions of the Property are available as a long-term ground lease and portions as a sale. Additionally, King County and A Regional Coalition for Housing (ARCH) are making available up to $14 million in capital funding ($10M and $4M respectively) to support the development of affordable housing on site. Sound Transit and its development partners (City of Bellevue, King County, and ARCH) anticipate a significant affordable housing outcome on the Site but also acknowledge that other uses, including office, retail, and market-rate housing are also part of the vision for a vibrant mixed-use community at the Site.
